At The Listing Real Estate Management, all of our tenants have signed our attorney-prepared lease agreement. The lease requires rent to be due on the 1st day of each month and considered late on the 2nd day of each month, which allows our property owners to get paid faster.
Rental income is distributed via electronic funds transfer (EFT) directly into your bank account. Rent disbursements are called Owner Draws. When the The Listing begins managing your rental property. You will receive a secure email requesting the account details for the direct deposit.
We act promptly when the rent has become late. Tenants will receive the proper legal notice and notice served in accordance with the lease agreement by a process server. Although highly unusual, if the rental owner draws is delayed due to the late rental payment, management will notify the landlord of the delay.
We track your rental property finances. Rental owner statements are emailed to you monthly between the 10th and the 15th of the month. The rental owner statement includes all income and expenses for the reporting period. We also provide electronic copies of any invoices incurred during the reporting period accessible via your secure online Rental Owner Portal. Our advanced and fully automated web-based accounting system provides additional financial reporting tools; it's never been easier to keep tabs on your investment.
Providing a secure and convenient way for tenants to pay rent is how we get you paid. Our online Tenant Portal and payment system allows tenants to access, track, and pay rent 24 hours a day, 7 days a week. Offering multiple payment options allow tenants to set one time payments or set up recurring auto-payment with eCheck (EFT), debit card or payment via Credit Cards. Cash payments are also accepted via our PayNearMe option allowing tenants a secure way to pay rent at convenient locations like 7-Eleven, CVS, Walmart, and FamilyDollar throughout Orlando. Efficiency is key to successful rent collection.
We initiate the EFT to your bank on or about the 10th of every month with rent distributions, assuming the 10th does not fall on a weekend or holiday. It takes most banks 1-2 business days to process the distribution into your account after we have submitted the EFT to the bank.
As a result of our strict, comprehensive tenant screening and payment management procedures, we reduce the risk of a tenant not paying rent. We expect that our tenants pay rent in accordance with their lease agreement. We charge late fees, report late payments to credit bureaus, send notices to vacate, and file eviction suits if a tenant defaults on their lease agreement.
