Click here to schedule periodic maintenance requests for your rental property. Use the link to schedule Monthly, Quarterly, Bi-Annual, or Annual maintenance requests. All routine maintenance requests will be in effect unless otherwise stated. To cancel period maintenance requests or have any questions, please email email@example.com. We reduce the risk of a tenant not paying rent by thoroughly screening all prospective tenants. Our goal is to find and place responsible tenants, and we do not assume they are qualified until we verify all credible information.
Our main objective is to find the Right Tenant, not the Fast Tenant. Other Orlando property management companies will guarantee to lease your home in two or three weeks etc. Meaning they are placing the Fast Tenant, not the Right Tenant.

If a tenant needs to break their lease agreement for whatever reason, we inform the tenant that they are responsible for ALL costs that our property owner would not have otherwise incurred if the tenant did not break their lease. The current tenant that is defaulting on the lease agreement will be responsible for:

- Rental Payments, Lawn Care and Utilities Until the New Tenant Moves In

No, we highly recommend not purchasing a home warranty for your rental property. Home warranty providers do not work well with property management companies and create a scheduling nightmare. Tenants are often dissatisfied with the scheduling and time frame it takes for repairs.
Yes, you will need to contact your insurance provider to add a landlord insurance policy. This policy will have a minimum of $300,000 of public liability insurance
We initiate the EFT to your bank on or about the 10th of every month with rent distributions, assuming the 10th does not fall on a weekend or holiday. It takes most banks 1-2 business days to process the distribution into your account after we have submitted the EFT to the bank.
Each month you will receive an electronic rental owner statement. Our accounting statements include all income, expenses, and any invoices during the statement period.
The most efficient way to contact our management team is via your Owner Portal. Submit a request or ask any question for the fastest, most accurate response. Property management consists of numerous moving parts, and to better serve our clients, we recommend using your online owner portal.
The majority of our repair contractors and repair personnel are not employees. All third-party contractors and vendors are vetted, licensed, and insured. If you have established relationships with local Orlando area contractors, we will use them for repairs.
